NYSERDA invites Brokers to refer customers to the Commercial Tenant Program (CPT), offering a $5,000 incentive for every customer/tenant who submits a successful application.

Commercial real estate covers New York City from river to river. These commercial buildings house much of the region’s economy and produce 67% of its carbon emissions.

NYSERDA created its Commercial Tenant Program (CTP) to assist tenants, owners, and managers with actionable plans to reduce energy consumption over the life of a lease. The CPT covers up to 100% of the eligible consultant’s technical assistance fees (not to exceed $5,000). However, commercial space brokers can earn $5,000 per client they refer to the program using the Commercial Broker Referral Program.

Commercial Broker Referral Program

Licensed Commercial Brokers facilitate tenants’ transition to a new space or lease renewal. Successful brokers strive to enhance the occupants’ experience and ensure that the clients’ space selection strategy aligns with their environmental goals.

  • With a CTP, Broker customers benefit from increased energy cost savings over the lease term, realizing 30 to 50% energy cost savings within a three to five-year payback.
  • Owner landlords also realize increased Energy Star scores and Net Operating Income when green-conscious tenants move in.

Commercial Broker eligibility

The Commercial Broker Referral Program invites all commercial brokers to take part. Brokers must present a valid broker license. Brokers can receive $5,000 for every customer who has successfully applied to NYSERDA’s Commercial Tenant Program. Brokers can receive the incentive personally or through the brokerage firm.

Commercial space brokers recognize that a new tenant space must be 10,000 square feet or more. However, the CTP audits can be run at each stage of a leasing cycle.

The CPT benefits owners and tenants by providing benefits that put your broker image at the forefront of corporate social responsibility practices:

  • Options maximize space configuration, tenant wellness, and productivity.
  • Technical support helps managers and tenants make well-informed design choices.
  • Green decisions promote employee engagement and satisfaction.
  • Infrastructure refits increase the property’s value.

The Commercial Broker Referral Program creates opportunities for recognition. Commercial Brokers will attract clients who understand the short- and long-term benefits of energy-efficient space, differentiating them from the competition.ncrease the commercial space’s valuation.

Tenants and Landlords benefit, too

Tenants like to save money on energy bills. They also appreciate that the initial assessment comes at no cost to the tenant.

Tenants will see increased employee engagement and productivity, improving talent retention and attraction. A CPT enhances a tenant’s reputation for achieving corporate sustainability goals.

Landlords will also save energy and money and gain a competitive leasing advantage. Owners will develop positive relationships with current and future tenants. Their green decisions will help reduce carbon emissions in compliance with LL97 and increase the commercial space’s valuation.
