Since 1975, NYSERDA (New York State Energy Research and Development Authority) has advocated for energy efficiency, renewable energy, and emissions reduction throughout New York State. The goal is to address climate change by enhancing the quality of life for New York residents through investing in clean energy innovation and implementation via the Commercial Tenant Program (CTP).
NYSERDA’s Commercial Tenant Program
NYSERDA created CTP to enhance energy efficiency in rented commercial properties. The program offers technical assistance to commercial building renters, proprietors (landlords), and administrators (managers). It integrates energy-saving measures into leased spaces to decrease energy usage throughout the lease period.
CTP offers two options for making energy efficiency improvements.
- A Basic Track involves hiring a qualified third-party energy consultant to perform a comprehensive due diligence assessment of the tenant’s office space. The consultant will provide a detailed analysis of potential energy-saving measures and forecast costs and savings.
NYSERDA pays up to 100% of the consultant’s assessment, not to exceed $5,000 per tenant office space. While the recommended changes are actionable and attractive, they are not mandatory.
CPT uncovers chances to save energy and lower utility expenses and operating costs. Implementing better energy efficiency techniques can enhance the energy efficiency of the rented area, leading to a more pleasant and efficient working atmosphere.
Commercial building owners and operators also receive help communicating and collaborating with their tenants to engage in energy-saving strategies and activities that also reduce carbon emissions. - A High-Performance Track supports more extensive energy efficiency projects for
commercial tenants. It offers financial incentives for implementing deeper energy-saving measures that result in significant energy reductions.
This encourages a comprehensive, detailed energy audit to identify Energy Conservation Measures. The consultant uses the findings to recommend actionable plans for their implementation. NYSERDA offers incentives covering up to 50% of eligible costs with caps depending on the deliverable measure.
This benefit package must achieve energy savings exceeding 20% through substantial energy consumption and cost reductions. This enhanced sustainability improves tenants’ working conditions and the property’s marketability.
As The New York Times reported, “Buildings are among the biggest sources of greenhouse gas emissions because they use lots of energy for heating, cooling, and lighting, and they tend to be inefficient, leaking heat in the winter and cool air in the summer through old windows or inadequate insulation.” NYSERDA’s incentives aim to correct this.
$5,000 available to brokers
NYSERDA will pay brokers $5,000 to refer clients to the Commercial Tenant Program. Brokers set themselves apart and increase their marketability by offering their clients a chance to create a green office environment at little or no cost. Commercial building owners and operators look forward to reduced energy bills and relief in meeting energy efficiency mandates.
New York City requires buildings over 25,000 square feet to meet rigorous standards on carbon emissions, so landlords appreciate the advice. Since New York City’s buildings emit 67% of the area’s carbon emissions, tenants will like reduced energy bills and improved working environments. It’s a “win-win” situation for owners, operators, tenants, and brokers.
